A measured audit of the live site: performance, Core Web Vitals, SEO, AI visibility, accessibility and security. The foundation is modern and fast on a strong connection. Underneath sit a 14.5 MB homepage, real gaps in search and AI visibility, and one avoidable reliability bug.
Measured with Google Lighthouse 11 against the live site, 22 September 2026 · desktop, plus mobile on both a fast connection and a throttled 4G test · with manual inspection of markup, headers, robots and structured data.
The layout never jumps and the interface responds instantly. On a good connection the homepage appears in a few seconds. The weakness shows on slower mobile networks, where the 14.5 MB payload stretches load time out, up to 22 seconds on a throttled 4G test.
This is constant on every connection. On fast WiFi or 5G it is masked and the page feels quick; on slower mobile networks it stretches load time out and burns through visitors' data, which matters for overseas investors browsing on the move. A single autoplaying hero video is half of it. Properly sizing images would save about 5 MB, deferring off-screen images another 2 MB. None of it touches the design; it is pure waste.
Several images on the live treysta.ae homepage are not served from Treÿsta at all. They load from gulfinvest.bytoons.com, a web server belonging to another Dubai brokerage, Gulf Invest Real Estate. It works today only because that outside server keeps the files online. The moment they move, rename or remove them, those images break on Treÿsta's own homepage, with no warning and nothing Treÿsta can fix from its side. It is a real, avoidable single point of failure sitting on the front page, and a quiet signal of how the site was first assembled. Every image should live on Treÿsta's own domain.
Buyers increasingly ask ChatGPT, Gemini and Perplexity for "best Dubai off-plan brokers". Those engines rely on structured data, clean metadata and machine-readable signals. The site currently offers almost none of them.
A 7.4 MB autoplaying hero video and oversized images. Fine on fast connections, but slow on weak mobile networks (up to 22s) and costly on mobile data. Sizing and lazy-loading saves ~7 MB with no design change.
~960ms lost to render-blocking CSS/JS, plus ~284 KB unused JavaScript and ~44 KB unused CSS shipped to every visitor.
22 resources served without an efficient cache policy, so repeat visits re-download them.
The signals search and AI engines rely on to understand and index a real-estate brand are missing entirely.
Shared links show no preview; the meta description is the tagline and keywords read "Rent, Buy, Rent". No canonical tag, no hreflang for India, Europe or Arabic audiences.
Insufficient colour contrast in places, images missing or with redundant alt text ("insight1"), headings jumping H1 to H3, and links without a discernible name.
HSTS is present, but no Content-Security-Policy, X-Frame-Options, X-Content-Type-Options, Referrer-Policy or Permissions-Policy.
Browser errors and Chrome "Issues" warnings on load, plus deprecated third-party cookies. Contributes to the 74 best-practices score.
Several homepage images load from gulfinvest.bytoons.com, a competitor's web server outside Treÿsta's control. If it changes, the images break with no warning. A concrete, avoidable single point of failure on the front page.
A Next.js main site and a separate WordPress funnel run in parallel, doubling what has to be maintained and kept consistent.
